1. Arrival / Departure
Arrival from 3:00 PM / Departure by 10:00 AM also apply to individually agreed weekdays. Other arrival and departure times can be arranged individually with the landlord. If the tenant does not arrive by midnight on the day of arrival, the contract is considered cancelled after a period of 48 hours without notification to the landlord. The landlord or their representative can then freely dispose of the property. A (pro rata) refund of the rent due to early departure will generally not be made.
2. Booking Process
After booking, an automated confirmation of receipt will be sent to the email address provided. As soon as we have accepted your booking, we will send the detailed booking confirmation along with the associated invoice. The booking is confirmed once payment has been received. All information on how to reach us will be sent to the email address provided 10 and 3 days before your arrival.
3. Payments
The rental agreement only becomes legally binding upon receipt of the deposit in the landlord's bank account.
A deposit of 50% of the rental price is due within 24 hours of receiving the booking documents. The reservation will be held in good faith for this period.
Payment will be considered to have been made once the amount has been received in our account or proof of payment has been submitted via email.
The due date for the remaining balance depends on the respective cancellation terms agreed upon. If the arrival date falls within the respective cancellation period, the full amount is due immediately.
If payment deadlines are not met, the landlord is entitled to withdraw from the contract and rent out the accommodation to someone else. In this case, there will be no refund of the deposit.
4. Prize
The prices shown on our website include final cleaning, bed linen, towels and other ancillary costs for the property. The tourist tax is also included in the total price for our properties.
5. Merger data
To register you properly in Tyrol and to be able to issue your guest cards, we require your complete guest details prior to your arrival.
We will send you a link for online registration in good time before your arrival.
Please note that we will only be able to send you the access details for the booked property after the registration is fully completed.
6. Special requests and ancillary agreements
They are fundamentally possible. They require written confirmation from the landlord.
7. Pets
You are welcome to bring up to 2 pets (no cats).
Please let us know in advance. We charge 15 € per pet per night.

8. Withdrawal / Cancellation
The resignation from the rental agreement must be in writing. The date on which the landlord receives the declaration of resignation is decisive.
The cancellation conditions agreed upon at the time of booking shall apply. These depend on the accommodation, location, travel period, and chosen tariff and will be indicated during the booking process or in the booking confirmation.
In the event of a cancellation, payments already made will be offset in accordance with the agreed cancellation terms.
If agreed payments, particularly the final payment, are not made on time, we reserve the right to withdraw from the contract and cancel the booking. Payments already made that are non-refundable will not be reimbursed in this case.
The tenant is entitled to provide a replacement person who will enter into the contract under the existing terms. A written notification and the registration of the arriving guests are sufficient for this.
9. Tenant's duties
The tenant undertakes to treat the rented property (holiday home, inventory, and grounds) with care. If damage to the holiday home and/or its inventory occurs during the tenancy, the tenant is obliged to report this to the property management immediately.
Any defects and damage discovered upon arrival must be reported immediately to the property management, otherwise the tenant will be liable for these damages. An appropriate period must be allowed for the rectification of damages and defects. Claims arising from defects that are not reported immediately on site are excluded. Complaints received by the landlord only at the end of the stay or after leaving the holiday home are also excluded from compensation for damages.
In the event of any service disruptions, the tenant is obliged to do everything reasonably within their legal capacity to contribute to resolving the disruption and to minimise any damage incurred. On the day of departure, personal belongings must be removed by the tenant, household rubbish must be disposed of in the designated bins, and dishes must be cleaned and stored washed in the kitchen cupboards. If a barbecue is used, it must be left clean.
10. Data Protection
The tenant hereby agrees that necessary data concerning their person may be stored, modified and/or deleted within the scope of the contract concluded with them. All personal data will be treated with absolute confidentiality.
11. Liability
The tender has been prepared to the best of our knowledge. No liability is accepted for any influence on the rented property due to force majeure, customary local power and water outages, or severe weather. Likewise, no liability is accepted for unforeseen or unavoidable circumstances such as official orders, sudden construction sites, or for disruptions caused by natural and local conditions. However, the landlord will gladly assist in resolving the problems (as far as this is possible).
The landlord's liability for the use of the provided play and sports equipment is excluded.
The tenant is responsible for their own arrival and departure. The landlord is not liable for personal belongings in case of theft or fire. The tenant is fully liable for wilful damage or destruction.
12. Final provisions
The photos and text on the website or in the flyer serve to provide a realistic description. 100% conformity with the rented property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g. furniture) provided they are of equivalent value.
If one or more provisions of these terms and conditions are or become invalid, this shall not affect the validity of the remaining conditions. The invalid provision shall be replaced by a valid one that most closely approximates the economic and legal intent of the contracting parties.
German law applies. The place of jurisdiction and performance is the landlord's place of residence.
